Building the Intelligence Infrastructure for Property Decisions
Sankofa Resources Group is building the system of record for UK planning, development, public sector and capital data — engineered for institutions that cannot afford to be wrong.
Contexts in one view: planning, development, market, authority

01 — Intelligence Modules
Six systems of record for UK property
Each module is independently licensed, jointly queryable, and built on the same normalised entity graph. Select the modules relevant to your mandate — they carry through to your enquiry.
Module 01
Planning Intelligence
Applications, appeals, conditions and committee decisions across English and Welsh local planning authorities — normalised, geocoded and searchable in one schema.

02 — Property Intelligence Services
Commission the depth the decision deserves
Before you buy it. Before you develop it. Before you invest in it. Understand it. Four levels of engagement, each adding depth of investigation, weight of evidence and professional input — not simply a longer document. Scope and fee are confirmed in writing before any work begins.
S1
£495
Rapid Intelligence Snapshot
A focused first-pass intelligence engagement for a client who needs to understand a property, site or opportunity before committing further time or capital.
Planning context for the address or site
Ownership and company indicators where identifiable
A deeper decision-support brief for investors, developers, acquisition professionals and property businesses needing a more developed evidence base, risk picture and commercial context before progressing an opportunity.
Sankofa Property Intelligence provides decision-support intelligence. It is not a RICS valuation, legal advice, regulated investment advice, formal surveying or statutory planning advice, and no investment or development outcome is guaranteed. Where specialist regulated or professional advice is required, clients should obtain it from an appropriately qualified professional. Online payment is not yet connected — engagements are scoped, confirmed in writing and invoiced directly.
Property decisions fail on missing context, not on missing enthusiasm. Our work exists to make the position clear while it is still cheap to change your mind.
Fragmented data, decision-grade output
Planning records, market evidence and public sector material sit in different places and different formats. We convert them into something a decision can actually be taken on.
Evidence before assumption
Every material statement is traced to what supports it. Where the evidence is thin, we say so rather than filling the gap with confidence.
One view, four contexts
Planning, development, market and local-authority context examined together, because a property decision fails at the seams between them.
Judgement amplified, not replaced
AI and research tooling accelerate the work. The conclusions are formed, checked and signed by people.
Clarity before capital
The purpose is to make the position clear while it is still cheap to change your mind.
Better decisions, measurably
We judge the work by whether it changed or confirmed a decision — not by the length of the document.
Value your work by the value it creates.
04 — Sankofa Intelligence Platform
The system of record, not a dashboard
A single entity graph links every site, scheme, applicant, provider and authority. The query terminal is in build; API and embedded model access are planned, not yet available.
Entity graph (in build)
Sites, schemes, organisations and decisions resolved to stable IDs
Delivery API (roadmap)
REST and bulk extracts with versioned schemas and audit lineage
Model layer (roadmap)
Scoring for viability, approval probability and delivery risk
Governance (in build)
Provenance, methodology disclosure, role-based access and tenancy controls are being built; they are not yet in production

05 — AI Products
Models designed against the primary record
The design intent is that models sit on the underlying documents — committee reports, inspector decisions, financial statements — not on scraped summaries. No model is connected in this build; AI accelerates analyst work, it does not replace the judgement behind a conclusion.
In development
Consent Probability
Approval likelihood scored per scheme from officer reports, policy context and authority behaviour.
In development
Document Intelligence
Structured extraction across S106 agreements, viability appraisals and inspector decisions.
Roadmap
Research Copilot
Natural-language interrogation of the corpus with citations to the source document.
06 — Research Library
Planned publication programme
Nothing is published yet. This is the intended schedule of reports, datasets and methodology notes; each will be versioned with every figure traceable to its source.

09 — How We Think
Sankofa Principles
Operating philosophy, kept short because it is used. These are working rules for how the firm behaves, not decoration.
P01
If they don't get it, they won't trust it.
Clarity is a trust mechanism, not a style preference.
P02
Every visitor sees Sankofa for the first time. Build for that moment.
Familiarity is ours, never theirs.
P03
Value your work by the value it creates.
Price follows consequence, not page count.
P04
The race is not for the swift, but for those who endure.
Infrastructure is built on a long clock.
P05
These principles were not written before the journey. They were discovered during it.
They are revised when the work teaches us something better.
